The selling process is our simple method that we use to get your property sold as quickly as possible via the website.
- We will give your home a free market appraisal. Using resources available we will research into the local area. We will also confirm with you what you believe is the best price for your property. Please note that this is not a Valuation for Mortgage Purposes. During this period we will email you all relevant information about the company, our aims and the services that we provide.
- We will then request that you send us, by email or on disc, your property photos along with brief description of the property. Remember this is what potential buyers will see.
- Once we have the images your property will be uploaded onto the internet. This will be on our site and Right Move. It will be marketed in exactly the same way as any High Street Agent would do it. A For Sale sign board will also be put up outside your property.
- During the sales process we will update you on the amount of viewings we have had through the internet. We will send you regular email updates of any developments and by giving you Personal Sales Executives contact details they will be there for you should there be anything you wish to discuss.
- Once we have interested parties that wish to view the property we will contact you immediately by phone. We will make sure that there are no unnecessary viewings. We will give you the contact details of any potential buyers for you to arrange the appointments for them to view.
- The next step is for the solicitor to initiate the searches and at the same time a qualified surveyor instructed by the buyer's lender will inspect the property. This inspection will give the current market value and establish whether the sale price is reasonable to the condition of the property. A mortgage offer should then be issued with approximately seven working days.
- Contracts then will be exchanged. A completion date that is suitable with both parties will also be confirmed.
- Once the date is confirmed funds from the buyers lender will be requested by their solicitor.
- Completion.
